 I tried to reproduce the problem but was not able.
 The only moment I had a template problem was when I tried to give
 permission 444 to page-templates/ folder.

 Can you make sure the folder/file is readable by WordPress?

 I already tried to save the file with many encodings to make sure is not
 that kind of problem. And I was able to reproduce the problem with UTF-16.

 Which encoding are you using to your files?

 ''But in both cases the problem happens in 4.8.4 too...'' :(
